100 Skyring Terrace

Located within Gasworks, one of Brisbane’s new and exciting lifestyle precincts, 100 Skyring Terrace marks the northern entry to the Brisbane CBD. Gasworks Plaza operates as a thriving commercial, retail, entertainment and business district – benefitting from its landmark location adjacent to the heritage-listed Gasometer.
With a total of over 24,000sqm of commercial space, 100 Skyring Terrace was transformed into a campus style building, creating a modern and optimised work space for tenants. The building is a 5-star Green Star rated commercial building – adding to its design functionality.
ML Design were selected to take on the task of designing 100 Skyring Terrace due to their expertise in developing innovative commercial design solutions for challenging sites.
There were a number of design challenges in the development of 100 Skyring Terrace that ML Design had to resolve. Constrained by the difficult physical and heritage site conditions and multiple easements, notably in building alongside the Gasometer that dominates the site, ML Design were able to respond with creativity and innovation.
The original site presented complex underground issues in regards to volumetric easements, an historically significant drainage structure that traverses the site, and car parking integration that required clever thinking in order to make the project work.
The final building design incorporates a ‘H’ plan configuration on the lower levels to pay tribute to the Gasometer, along with a smart design that caters for the the constraints of multiple easements while enhancing functionality within and around the building.
We transformed very complex multi-headed site problems into what stands as 100 Skyring Terrace today. The project was completed to the original brief, on time and within budget, and was a finalist in the Property Council of Australia’s Innovation & Excellence Awards for Best Office Development.
