Known by locals as the ‘Tatts site’, a large parcel of land in the inner-Brisbane suburb of Albion is set to be reinvigorated in order to leverage off its prime location and aspect.
Located close to the heart of the boutique Albion Village, the Tatts site’s preliminary approval sought to amend the uses and increase the height and density of the site. This change creates a powerful shift from an idle commercial site into a vibrant community hub.
ML Design’s ability to deliver unique and innovative solutions saw us appointed to undertake the initial master plan and schematic design. Our process involved developing a design concept that worked to integrate the development seamlessly into Albion Village’s tight-knit community.
In order to deliver a concept that was in line with the vision for the site and consistent with the future growth of the city, ML Design had to collaborate with Brisbane City Council with our design process.
We also had to deliver complex strategies that would enable the site to be upvalued and reinvigorated – all while retaining flexibility for the developer in the future.
ML Design’s solution was to create a community hub based on residential, hospitality and retail aspects. Our master plan maximised the site’s location while deeply developing its amenities in line with what the community needed. In order to create a development that met both developer and community needs, we used our collaborative workshop process to deliver an inspirational strategy.
Our skills in collaboration and problem solving were what allowed us to successfully work with Brisbane City Council in order to produce schematic designs in line with their vision for the city. Our team also ensured that our designs were robust enough to increase the value of the site significantly for the developer.
