45 Byron Street is the perfect Queensland project – it boasts beautiful north-facing river views from every apartment, sub-tropical gardens and design details that are reminiscent of the traditional ‘Queenslander’ home.

Tucked away in an existing industrial streetscape in Bulimba, the development proposes 41 apartments designed to provide residents with an oasis that captures and responds to the character of the already existing residential houses.

ML Design’s ability to produce inspired designs and comprehensive strategies was what saw us become an integral part of the team. Our studio capabilities allowed us to collaborate with council and local residents to create a redefining design solution that left everyone impressed.

ML Design’s biggest consideration was to create a design that was a modern interpretation on the traditional ‘Queenslander’. We wanted to create a harmonious relationship between the new development and the existing surrounds, while still adding a splash of modernity to reinvigorate the area.

The project also involved an extensive consultation process with the local council and community in order to successfully transform the locale from industrial to residential. This is where our studio’s strong collaboration skills delivered a desirable commercial outcome for the developer.

We implemented various architectural elements that reflect a modern expression of sub-tropical design. Our designs did not just replicate the historical architectural style, but used contrast to deliver deeply developed modern design that still managed to give a nod to the historical Queensland surrounds.

The units all boast idyllic river views, cross-ventilation and great natural light – all while being surrounded by sub-tropical rainforest gardens that promote an ‘inside-outside’ lifestyle. All shared areas offer a great sense of privacy, furthering the illusion of a free-standing ‘Queenslander’ home.
