Designed to assess the development potential of a full ‘build-out’ of Bond University’s extensive land holding, this master plan project included an academic campus, student and staff accommodation and commercial and hotel uses.
The carefully designed master plan proposes innovative features like relocating surface car parking under buildings and proposing ‘over water’ accommodation along the lake edge.
It was this innovative thinking that saw ML Design appointed to the project. Our team incorporated a number of planning principles to produce a plan that created a vibrant and sought-after university hub.
With a mixed-use business precinct and a new beachfront residential precinct, we used the water as the focal point for the plan without jeopardising the site functionality. In order to maximise this element, we proposed a land modification to increase the amount of prime water frontage – making the site even more idyllic.
Since Bond University is Australia’s first privately funded university, ML Design needed to produce a plan that optimised and assessed the development potential of the site. Our plan needed to accommodate a fully integrated university campus, while still ensuring it remained connected to the wider community.
Our master plan proposes to make the most of the available land area. We successfully integrated academic, residential and complementary businesses in order to allow the university to directly engage with the surrounding community.
Developed through a series of interactive planning workshops involving university officials and consultants, we created a plan that was used as the basis of the Local Area Plan adopted by the Gold Coast City Council.
The outcome: a fully integrated design solution creating a university precinct that promotes a vibrant community lifestyle in a pristine waterfront setting.
