Working closely with Gold Coast City Council, this extensive integrated residential community is located in the luscious heart of the Gold Coast’s ‘Green Heart’ urban parkland precinct.
Boasting more than 1,000 units, the development features a range of building types – including buildings ranging from four to 19 storeys. All buildings are strategically placed to maximise the views from the site and to help the development blend in seamlessly with its surrounds.
ML Design’s ability to collaborate with various levels of Government, planners, engineers and the client was what allowed us to deliver the best result for the development. The site is heavily flood-constrained, but our expertise, skills and knowledge gave us the capability to deliver a strategic result despite the environmental issues.
When designing this innovative residential community, ML Design needed to consider three main things: the flood-prone nature of the site, vehicle access to the site and the council vision for a low-rise development.
Since detailed flood modelling determined that less than 20% of the total site could be built on, we needed to think innovatively to deliver a commercially viable design solution. We managed to produce an integrated design solution that successfully addressed flooding, traffic and access, visual impact and general built form.
We solved the parking challenge by incorporating a single-level basement carpark. This also worked to raise the development above the necessary flood levels. We also included a three-storey car parking podium in the middle of the site, which is sleeved with townhouses and units activates internal streets that link to carefully designed community areas.
The project is designed to take advantage of scenic views to the coastal strip and create 20 hectares of open parkland that will surround the development. This is what makes Cypress Central a quintessential Gold Coast residential development.
