Halcyon Gainsborough Greens

Gold Coast

Client: Halcyon

Year: 2015

Designed as the flagship development for the highly successful Halcyon development group, this 29-hectare property is located in the heart of Gainsborough Greens in the Gold Coast’s growing northern suburbs.

Surrounded by a golf course, natural bushland and pristine wetlands, the site supports an idyllic Gold Coast lifestyle that promotes an intimate community character. It is more than just a place to live.

Residents are in for a treat with the development including two large mutli-purpose halls, an indoor pool, gym, dance studio, cinema, library, games rooms, craft rooms, kitchens and bars – and that’s just the indoor facilities. Outside, residents can choose from a number of activities: tennis, lawn bowls, bocce, gardening or simply lounging by the resort-style lagoon pool.

With land for over 500 homes, the development will be the largest of Halcyon’s seven lifestyle ‘over 50’s’ communities. It was ML Design’s ability to deliver large-scale and innovative design solutions that gave Halcyon the peace-of-mind when choosing us to head the design team.

The challenge ML Design faced was to develop a master plan and a sales/marketing/staging plan that maintained Halcyon’s core belief of creating an intimate community. This needed to be done in conjunction with taking advantage of the beautiful natural surrounds of the site.

Our master plan created a series of distinct residential communities around the perimeter of the site, while including a large open parkland and leisure precinct in the centre of the site. This concept means that no house in the development is more than a two-minute walk from a major open space – adding to the lifestyle benefits of the development.

We created communal club facilities delivered as themed centres that suit the staging of the development: ‘The Country Club’ overlooking the golf course, ‘The Summerhouse’ and ‘The Lodge’. These centres subtly promote a culture of community and create innovatively designed spaces for the community to spend time together.
